UK Property Taxes and Charges

Council Tax
Council Tax is a local tax set by your council to pay for local services. It applies to most domestic properties.
- Usually paid by the occupier, but the owner may be liable in certain cases (for example if the property is empty, an HMO, or falls within specific exemption categories)
- The amount depends on the property's valuation band and the local council's rates
- Discounts may apply (e.g. single person discount, student exemption, empty property relief)
- Billed annually, typically payable in 10 monthly instalments (April to January)
Stamp Duty Land Tax (SDLT)
SDLT is payable when you buy a property or land in England and Northern Ireland above a certain price threshold.
- Rates depend on the purchase price and whether it is your main residence
- A higher rate surcharge currently applies to additional properties (such as second homes and buy-to-let)
- An additional surcharge may apply to non-UK residents purchasing residential property
- SDLT returns are generally required shortly after completion (currently within 14 days)

Capital Gains Tax (CGT) on property

- CGT on UK residential property must be reported and paid within 60 days of completion
- Rates for residential property: 18% (basic rate) or 24% (higher rate) for 2024/25
- Non-UK residents may also be liable on UK property disposals
