UK Property Taxes and Charges

Council Tax

Council Tax is a local tax set by your council to pay for local services. It applies to most domestic properties.

  • Usually paid by the occupier, but the owner may be liable in certain cases (for example if the property is empty, an HMO, or falls within specific exemption categories)
  • The amount depends on the property's valuation band and the local council's rates
  • Discounts may apply (e.g. single person discount, student exemption, empty property relief)
  • Billed annually, typically payable in 10 monthly instalments (April to January)

Stamp Duty Land Tax (SDLT)

SDLT is payable when you buy a property or land in England and Northern Ireland above a certain price threshold.

  • Rates depend on the purchase price and whether it is your main residence
  • A higher rate surcharge currently applies to additional properties (such as second homes and buy-to-let)
  • An additional surcharge may apply to non-UK residents purchasing residential property
  • SDLT returns are generally required shortly after completion (currently within 14 days)

Scotland has Land and Buildings Transaction Tax (LBTT) and Wales has Land Transaction Tax (LTT) instead of SDLT.

Capital Gains Tax (CGT) on property

If you sell a property that is not your main home, you may need to pay Capital Gains Tax on any profit (gain).

  • Private Residence Relief usually exempts your main home
  • CGT on UK residential property must be reported and paid within 60 days of completion
  • Rates for residential property: 18% (basic rate) or 24% (higher rate) for 2024/25
  • Non-UK residents may also be liable on UK property disposals

Record-keeping
